Jumeirah Village Circle, known as JVC, is one of Dubai’s busiest residential communities for both buyers and tenants. Master-planned by Nakheel, it is laid out as a circle of low and mid-rise apartment buildings, townhouses and villas around landscaped parks. Its appeal is simple: a central location between Al Khail Road and Sheikh Mohammed Bin Zayed Road, a very wide choice of homes, and prices that sit below the waterfront districts. That mix has made JVC a favourite with first-time buyers and buy-to-let investors.
Apartments make up most of the market — studios, one and two-bedroom units in particular — alongside townhouses and a smaller number of independent villas. JVC is a driving community. Al Khail Road and Sheikh Mohammed Bin Zayed Road run along two sides and Hessa Street along the third, putting Dubai Marina, Mall of the Emirates and Downtown Dubai within roughly 15 to 25 minutes outside rush hour. There is no metro station inside JVC; buses link it to the Red Line.
