Property Auctions in Dubai: How They Work

Properties are auctioned in Dubai when a court orders a sale, a bank enforces a mortgage, or an owner chooses to sell that way. Public auctions are run online on behalf of the Dubai Land Department and the courts.

What comes up for auction

  • Apartments, villas, plots and commercial units
  • Repossessed properties sold for lenders
  • Properties sold by court order to settle debts or disputes
  • Properties offered voluntarily by owners

How to take part

  1. Register on the auction platform with your identity documents.
  2. Study the lot — the description, the reserve or starting price, the title details and any debts attached.
  3. Pay the refundable security deposit required to bid on that lot.
  4. Bid online during the auction window.
  5. If you win, pay the balance within the deadline in the auction terms, then complete the transfer at the land department. The normal transfer fees apply.

The advantages

  • Prices can start below market value.
  • The process is transparent and has a fixed timetable.

The risks

  • Limited inspection. You may not be able to view inside, and the property is sold as it stands.
  • Occupants. A property may be occupied by the former owner or a tenant.
  • Outstanding charges. Service charge arrears and utility debts may pass to the buyer — check what the auction terms say.
  • Short payment deadline. Finance must be ready; failing to complete can cost you the deposit.
  • Bidding pressure. Set a maximum in advance and keep to it.

Before you bid: a checklist

  • Read the auction terms for that lot from start to finish — the payment deadline, the fees and what is included.
  • Compare the starting price with recent sales of similar units in the same building, so you know what a real discount looks like.
  • Visit the building and the neighbourhood even if you cannot go inside the unit.
  • Ask the building’s management about service charge arrears on the unit.
  • Have your funds ready in the UAE; mortgage approval for an auction purchase is difficult to arrange inside the deadline.
  • Decide your maximum bid, including transfer fees and any repairs, before the auction opens.

An alternative to auctions
