Off-Plan vs Ready Property in Dubai: Which Should You Buy?

Every buyer in Dubai faces the same first decision: buy a property that is still being built, or one that is finished. Neither is better in general — they suit different goals.

Off-plan: the case for

  • Lower cash needed up front. You typically pay 10–20% to book and the rest in instalments during construction, and sometimes after handover.
  • New specification. Modern layouts, amenities and a warranty from the developer.
  • Choice of unit. Early buyers pick the best floors and views.
  • Possible price growth between launch and completion — though this is never guaranteed.

Off-plan: the risks

  • Handover can be delayed.
  • You cannot see the finished product; quality depends on the developer.
  • No rental income until completion.
  • Mortgages for off-plan are limited — banks usually finance no more than 50% and only for approved projects.
  • The market may be lower at completion than at launch.

Ready property: the case for

  • What you see is what you get. You can inspect the unit, the building and the neighbourhood.
  • Immediate use. Move in or rent out straight away.
  • Easier finance. Banks lend up to 80% to residents on a first home below AED 5 million.
  • Known costs. Service charges and real rents are already established.

Ready property: the trade-offs

  • You need the full price, or the down payment and all fees, at once.
  • Older buildings may need renovation and have higher maintenance.

Which suits you?

  • Buying to live in soon: ready, or off-plan close to handover.
  • Buying for rental income now: ready.
  • Limited savings but steady income: off-plan with a payment plan.
  • Looking for a bargain: a distress resale, ready or off-plan.
