How to Value Your Property in Dubai

The value of a property is what a buyer will actually pay for it today. Here is how to estimate that without guessing.
Start with real transactions
The Dubai Land Department records every sale. Look at recent transfers in your own building or community — same number of bedrooms, similar size — rather than at advertised prices, which are what owners hope for.
Compare price per square foot
Divide each recent sale price by the unit’s area to get a price per square foot, then apply the typical figure to your own area. Adjust for the things below.
What moves the price
- View and floor: sea, marina, golf or skyline views and higher floors command a premium.
- Layout and size: efficient layouts and larger terraces sell better.
- Condition: upgraded kitchens, bathrooms and flooring add value; tired interiors reduce it.
- Vacant or tenanted: vacant homes appeal to end users; a good tenant can appeal to investors.
- Service charges: high charges reduce what investors will pay.
- Building quality and management: well-maintained buildings hold value.
- Parking, storage and furniture.
The three kinds of valuation
- Market appraisal: an estimate from an advisor based on comparables — free, and enough for setting an asking price.
- Bank valuation: carried out for a buyer’s mortgage by a valuer on the bank’s panel.
- Official DLD valuation: a certificate used for visas, courts and some transactions, for a fee.
Common valuation mistakes
- Using the price you paid. The market does not know or care what you paid; only today’s comparable sales matter.
- Adding the full cost of upgrades. A new kitchen makes a home easier to sell, but buyers rarely pay back every dirham spent on it.
- Comparing with a different building. Two towers side by side can sell at very different prices because of age, developer, service charges and management.
- Ignoring what is about to be handed over. New supply next door gives buyers more choice and affects what they will offer.
- Relying on one opinion. Get more than one appraisal and ask each to show the transactions it is based on.
Pricing strategy
Price at or just under comparable recent sales if you want to sell within weeks. A price well above the evidence usually leads to months on the market and a lower final figure.
